The population within a ~25 mile drive of TTD is over 400,000 and close to 3/4 million within about an hours drive.
If you think “outside” football, they could change this into a viable year round venue.

400,000 won’t cut it for a regular crowd. Boston has 4m+ In the metro and you can get to Foxboro by car, train, bus. And honestly how many “regulars” will travel 1 hour each way with no public transportation? Not many. The Battery in Atlanta or the Deer District works since you have multiple options for transportation and entertainment . You need multiple bars / restaurants to make it work 365 days a year.

Thing is NE did their's much better with resturant and shopping that can get people to come to it year round. And Boston / Foxboro can draw from 4+m people. Read the room, plan to the market not trying to copy someone else.
 
Not gonna bitch to much about MM. Team is in a good place. The future seems bright to me. The TT area might not be perfect, but it's way better than the Judge Parins era.

His health issues forced him out more than anything else re: Jones.

I believe Jones did want to come back after his health issues cleared up but GB had wanted to move on at that point
